Boom Bap Cafe (Poletown)

Boom Bap is a neighborhood coffeehouse and cultural space that blends the comfort of a café with the energy of a creative hub. Visitors will be able to enjoy coffee and light fare while also participating in workshops, art experiences, and community events.

The space will include:

  • A cozy café with indoor seating and reading areas
  • An upstairs “unplugged” space for focus and mindfulness
  • Flexible areas for meetings and community conversations
  • Outdoor gathering space
  • Local Art available for purchase

Architectural Rendering of proposed use (not to scale)

Boom Bap is rooted in a simple idea: strong communities need spaces to gather.

This project will:

  • Create a safe, welcoming place for residents of all ages
  • Support local artists, entrepreneurs, and small businesses
  • Provide opportunities for youth engagement and mentorship
  • Promote mental wellness through peaceful, creative environments
  • Activate an underutilized site into a vibrant neighborhood destination

By combining coffee, culture, and community programming, Boom Bap aims to become a neighborhood anchor where youth, families, and professionals can slow down, connect, and grow together.

Constructed around 1910, the building at 5867 Dubois was part of a dense commercial corridor serving Detroit’s Polish immigrant community, located steps from St. Stanislaus Church. Like many neighborhood storefronts of the era, it combined retail activity at street level with residential living above.

  • Originally built as a dry goods store
  • Later home to a Kroger Baking Company location
  • Served as a gathering space for church members
  • Experienced vacancy during decades of neighborhood disinvestment

Boom Bap will restore this historic site as a community gathering place once again, continuing its legacy while creating new opportunities for the neighborhood.

The cafe will be located along the Joe Louis Greenway—one of Detroit’s most important community investment corridors.

The project is designed to:

  • Welcome walkers, bikers, and runners directly from the Greenway
  • Orient outdoor seating and gathering space toward the trail
  • Serve as an inviting space for families
  • Support broader goals of connectivity, equity, and neighborhood revitalization

This location allows Boom Bap to function as both a destination and a stopping point, strengthening connections between neighborhoods and people.

I am proud to offer my full support for Boom Bap Cafe at 5867 Dubois.
At DBG, we know what it means to be a true community anchor — providing young people and families with safe, welcoming spaces to grow, connect, and thrive. Boom Bap reflects that same mission. The vision here — a neighborhood coffeehouse, cultural hub, and space for youth engagement, mental wellness, and local artists — is exactly what Detroit’s east side needs more of.
The adaptive reuse of a long-vacant historic building along the Joe Louis Greenway is smart, intentional, community-centered development. This project honors the neighborhood’s past while creating something new and meaningful for residents of all ages. Detroit needs more spaces like this, and I fully support this application moving forward.

I’ve had the pleasure of enjoying the Polish Yacht Club and showing it off to the people who don’t live within the neighborhood. I would love for this to be another addition to my tours to friends. Not to mention a coffee spot that isn’t 2 miles away, and one that is helping build and strengthen the community at that! Excited to see this come to the neighborhood!

Hello Everyone – we were just notified that the City of Detroit will be requesting an adjournment on Monday to have additional time to review the proposal. We will update you as soon as we get the new BZA hearing date.

Tonja is fair, honest and worth her price in gold! Keep up the great work!

    – Jeremy Sasson – Heirloom Hospitality

Tonja was fantastic. She could answer all my questions and provided the direction I needed.

    – Anthony Whitbeck – Ceres Land Development

Your team was great and accessible in terms of walking me through the re-zoning process. Thanks!

    – Megan Heeres – Making Paper LLC

Parkstone Development Partners has been an indispensable partner as we have moved projects through the city’s land entitlements process.

    – Galaan Dafa – Develop Detroit

Parkstone has been a trusted partner across every phase of our portfolio — from early feasibility through construction and long-term compliance. Their ability to navigate complex city processes and anticipate issues has saved us time, money, and countless headaches.

    – FIRM Real Estate

Honesty working with Tonja made the process amazing. She got it done and the right way.

    – Murillo’s Auto Services

Tonja was instrumental in guiding us through thorny BZA, Health Department, Fire Department, and general permitting issues. The job would have been significantly delayed without her.

    – Tony Barnes – Founders Brewing Company

I hope Parkstone continues to offer this level of service and maintains an affordable price so that we can utilize it as frequently as needed.

    – Jamahl Makled – Clearwater Properties & Development

Express our gratitude to the incredible team responsible for facilitating such effective business connections; their efforts are a testament to the exceptional value of mutual growth. As part of the service, we were able to transform a deteriorating dead-end street into a commercially viable area. The quality of service we experienced surpassed all our expectations—so remarkable that we anticipated a much higher cost, yet it would have still been a worthy investment. Few companies distinguish themselves as Parkstone does, with their unmatched approach to partnerships through SWDBA. Big thanks to Danel, high five!
