Brilliant Detroit renovates houses in Detroit neighborhoods into welcoming, family-focused community hubs—places where children ages 0–8 and their caregivers can access programs, resources, and relationships that support lifelong success.
Across the city, Brilliant Detroit hubs provide free early-learning activities, nutrition and wellness programming, community meals, and many essential resources to support the families they serve. These neighborhood-based spaces are intentionally warm, accessible, and designed to support the everyday lives of local families.
Many of these homes were originally acquired and renovated as residential properties. As Brilliant Detroit’s community-centered programming has expanded, existing hubs now require updated land-use approvals to formally recognize their role as neighborhood community centers.
Parkstone Development is partnering with Brilliant Detroit to navigate the City of Detroit’s rezoning and land-use approval process, helping ensure these vital homes can continue serving children, caregivers, and neighborhoods for years to come.
We invite neighbors, families, and community stakeholders to learn about the initiative and participate in the public process.

The Brilliant Detroit Community Hub Rezoning Initiative focuses on existing properties that were originally zoned for residential use but now function as community-based family resource centers. Brilliant Detroit’s model begins with a simple idea: support for young children and families should be available close to home.
By repurposing houses within neighborhoods, Brilliant Detroit creates hubs that feel familiar, approachable, and welcoming. Families can gather in spaces designed for connection, play, learning, resource-sharing, and mutual support.
Updating the zoning and land-use status of existing hubs is an important step toward aligning each property’s legal use with the services already provided there. The initiative will help establish a clear path for these locations to continue operating as community-serving spaces while maintaining a thoughtful relationship with surrounding residential blocks.
These are homes that have become neighborhood anchors—places where children, caregivers, and community come together.

Parkstone Development is supporting Brilliant Detroit through the planning, due-diligence, and public-approval process needed to pursue appropriate land-use designations for these locations. The work is designed to help each hub continue providing neighborhood-based programming while navigating City of Detroit requirements.
The initiative includes:
Brilliant Detroit works with children, families, and community partners to build “Kid Success Neighborhoods”; places where young children have what they need to be school-ready, healthy, and supported.
The organization aims to operate 24 neighborhood hubs across Detroit. Its hubs serve as one-stop resource centers for families with children ages 0–8, connecting residents to programs and supports across four core areas:
Everything offered through Brilliant Detroit hubs is free to participating families.

Brilliant Detroit’s neighborhood hub model brings services directly into the communities where families live. Locations include Boynton, Brightmoor, Central, Chandler Park, Cody Rouge, Dexter-Linwood, Fitzgerald, Littlefield, Martin Park, McDougall-Hunt, Morningside, O’Hair Park, Osborn, Outer Drive-Hayes, Russell Woods, Southwest Detroit, and Springwells.
Brilliant Detroit hubs are designed to serve the neighborhoods in which they are located. Community input is essential as we work through land-use approvals for community hubs.
We want to hear from residents, caregivers, nearby businesses, block clubs, neighborhood organizations, and community partners.

Express our gratitude to the incredible team responsible for facilitating such effective business connections; their efforts are a testament to the exceptional value of mutual growth. As part of the service, we were able to transform a deteriorating dead-end street into a commercially viable area. The quality of service we experienced surpassed all our expectations—so remarkable that we anticipated a much higher cost, yet it would have still been a worthy investment. Few companies distinguish themselves as Parkstone does, with their unmatched approach to partnerships through SWDBA. Big thanks to Danel, high five!
