FIRM Real Estate is a Detroit-based real estate firm with a portfolio of commercial properties concentrated in the Eastern Market area. Their holdings include a mix of occupied commercial buildings, food and retail tenants, and properties positioned for long-term redevelopment.
Parkstone Development Partners has supported FIRM Real Estate since 2019, providing integrated services across pre-development, code consultation, licensing, construction and permitting, and ongoing compliance management.
FIRM Real Estate engaged Parkstone during the pre-development phase to evaluate feasibility for several strategically located parcels along the Dequindre Cut in Eastern Market.
Parkstone mapped applicable approval processes, parking requirements, rezoning strategies, and anticipated timelines to help the client understand regulatory constraints, risks, and opportunities before advancing investment decisions. This early analysis supported informed decision-making and clarified entitlement pathways for future development in a complex and evolving district.
As part of its portfolio management and leasing strategy, FIRM Real Estate supports a diverse mix of food, retail, and creative businesses operating within its buildings. Parkstone assisted multiple tenants with securing required occupancy permits and business licensing, helping ensure businesses could legally open and operate.
Tenant support included licensing and occupancy coordination for businesses such as HandCar, Flowers for Dreams, Jose’s Tacos, Farmer Frank’s, KBD, Kimochi Detroit, La Ventana Café, Supino Pizzeria, Vintage Eastern Market, and Waka by Baobab Fare.
This work reduced administrative burden on both the property owner and tenants while supporting smooth tenant openings and ongoing operations.


In 2023, a fully occupied building at a key intersection in Eastern Market was damaged by fire, requiring full demolition and reconstruction. Restaurant, retail, and office tenants were forced to temporarily close or relocate, creating urgency around approvals, site access, and reconstruction timelines.
Parkstone supported the redevelopment effort by securing demolition and construction permits, coordinating inspections, and providing code consultation throughout the rebuilding process. We also obtained right-of-way permits to accommodate construction vehicles, dumpsters, and scaffolding during active construction.
As the project progressed, Parkstone assisted with permit close-out and occupancy approvals to support the return of tenants, helping the client move efficiently from emergency response to reconstruction and re-occupancy.
As part of its work with FIRM Real Estate, Parkstone also represented the client during the City of Detroit’s rezoning of Eastern Market to the MKT district. Parkstone participated in ordinance review and advocacy efforts that helped preserve viable land uses and support long-term economic development while respecting the historic character of the market.
Parkstone continues to provide ongoing compliance management for FIRM Real Estate’s portfolio of nearly 30 properties. This includes coordinating annual inspections, securing Certificates of Compliance, managing registrations tied to occupancy status, and serving as a consistent point of contact with enforcement agencies.
By proactively managing compliance across a diverse portfolio of occupied and vacant properties, Parkstone helps maintain good standing, reduce enforcement risk, and minimize administrative burden — allowing the client to focus on investment and redevelopment activity.
